You Already Paid for That Lead. Did You Answer It?

You are paying for leads. Facebook, Google, portals, referrals, your own site.

The uncomfortable question is not how many you generate. It is how many get answered while the person is still interested.

Generating and converting are two different jobs

Somebody fills in your form at 2:14pm. They gave you a name and a number, which means they are interested enough to hear from you today.

You are in a showing.

Two hours later you call back. By then they have messaged two other agents about the same listing, and one of them replied while the kettle was boiling.

You paid to acquire that lead. Somebody else converted it.

Why “reply faster” is not a plan

Telling yourself to respond quicker works until the day gets busy, which is every day.

You have showings, offers, existing clients, paperwork, and a phone that does not stop. Leads arrive across all of it — including the evening, the weekend, and the long weekend, when you are not working and they are still browsing.

That is not a discipline problem. There is no version of your week where you personally answer every enquiry inside a minute.

What to look at before you increase your ad spend

  • How long a new lead currently waits for its first reply
  • What happens to one that arrives at 9pm on a Friday
  • How many get a second attempt when they do not answer the first
  • How many are sitting in your inbox right now that nobody has followed up

If the answer to any of those is “it depends”, the leak is not in your marketing. It is in the twenty minutes after the form is submitted.

The maths nobody enjoys

You do not need to double your leads to double your closings. You need to stop losing the ones you already pay for.

An enquiry answered in under a minute, qualified by text and booked into your calendar costs you nothing extra — you already bought it. It is the same lead, treated differently.

More leads will not fix a follow-up problem. They will just give you more of them to lose.
